How these pages are made

Drafting and research are done with the help of AI, then every rate, threshold and date is checked by hand against a Japanese primary source — the e-Gov statutes database, the National Tax Agency, the Ministry of Land, Infrastructure and Transport, or a prefectural or municipal tax authority. The sources are listed at the bottom of each guide.

We say this openly because you should know it. It also means the rule we hold ourselves to is stricter than usual: where we could not confirm something from a primary source, the page says we could not confirm it, rather than filling the gap with something plausible.

Every page carries the date the figures were last checked. Japanese tax measures are frequently time-limited and are extended, changed or allowed to lapse each spring. If the date on a page is more than a year old, verify before relying on it.

What we cannot do

Several things on this subject are regulated activities in Japan, and doing them without the relevant licence is an offence. We do not do any of the following, and you should be wary of any English-language site that does:

  • Introduce you to a specific property, or take any part in a specific transaction.
  • Take a fee or commission that depends on a deal completing.
  • Introduce, arrange or negotiate a mortgage.
  • Tell you whether a particular contract is safe to sign, or whether a particular property is worth the money.
  • Provide, or substitute for, the statutory Explanation of Important Matters. Only a licensed real estate agency (宅地建物取引業者), through one of its qualified agents (宅地建物取引士), can give you that, and only in the statutory form.
  • Answer a question about your own tax position. That is work reserved to a licensed tax accountant (税理士, zeirishi).

What we can do is explain how the general rules work, translate the vocabulary, publish calculators built from published rates, and give you a list of things to ask the licensed professionals you hire.

Tell us. Email info@shinwa-creative.jp with the page and the point, and a source if you have one. We would rather correct a page than defend it. Corrections are made to the page itself and the verification date is updated.
